My Air conditioner broke and was covered by the Old Republic Warranty. Since the AC was still under factory warranty for parts only Old Republic did not cover the labor which was $1000. What is the use of a warranty company that doesn't cover labor. Try calling them and remain on hold for 4 hours. Such terrible service. These guys are worthless!

I did a hard eye-roll at that, as from my experience, these "warranty" companies find every way possible to not honor claims. We had a claim immediately after move-in when we discovered the gas line running to our fireplace had a problem...it didnt work. Put in a claim with Old Republic and waited for their specified plumber to come to the house. He gets here, does an inspection and determines something is most likely wrong with the gas line in the wall, so the wall will need to be opened up in order to find the problem. He calls Old Republic for approval on the claim. After waiting on hold for at least 15-20 minutes, he advised that he would need to move on to his next appointment but would call once he was able to speak with Old Republic. Hes not gone 20 minutes and I get a direct call from someone at the warranty company. She informed that she was calling about my claim and to let me know that they dont cover fireplaces. I incredulously asked "including gas lines that arent working properly that go to the fireplace" and she replied "yes, we dont cover anything to do with fireplaces". I sarcastically thanked her for being ever so helpful and hung up. As I didnt want to have something happen to my new home due to a faulty gas line, we called the plumbing company they had sent out and asked them to do the work anyway. Fast-forward to us laying out $850 to have the gas line repaired. So, long story short, Old Republic is a useless company as I expected they would be. Just like all "warranty" companies they find a way to deny claims so the homeowner is stuck with the repair bill. OH and the best part? My warranty paperwork states that a denied claim will result in the service fee for the initial consultation being refunded. Of course "customer service" said "no, those fees arent refundable". I called their in network company and was told the soonest appointment would be 10 DAY Later! Needless to say, I was forced to find my own service provider, which took half the day and had the repair completed for Less than the preapproved $500 limit. I submitted my paperwork for reimbursement as instructed and was sent back a letter stating that they would not pay a penny because it wasn’t an in network contractor and the work was not preapproved. Old Rebpublic's Contractor Relations Unit needs some serious help. We have never..... NEVER..... experienced such horrible service with a home warranty company nor its contractors. We have made a few claims on our warranty this year after moving into an older home. There was literally ONE contractor who came, assessed the situation, communicated when they would return, and returned in a timely manner to get the repairs done. EVERY OTHER TIME, once the contractor left, we found that the issue was either not resolved, worsened, or they created an even bigger problem. A few weeks ago, we had a plumbing company come out to fix a faucet that would only produce cold water. The first plumber they sent said that he would have to return with the correct parts. He returned. He did not fix the issue. It was arranged that he come back out to fix it. The company scheduled a time for us. The plumber didn't show 2 times... not once, but TWICE, he was a no-show, no-call. We told the company to send anyone other than him to our house. They scheduled a second repair person. He came and assessed the previous work and what had to be done to repair and said he'd return with the parts. This back and forth sending people who couldn't or didn't fix the problem happened a few times for this one repair request. Finally, today, we had someone come out to fix the original problem. He said, and I quote, "they had to send me because no one else knows how to solder." Well, ironically, he worsened the issue with faulty soldering and had to run to the store to get more replacement parts. Upon his return, after completing the original repair request, he moved the "protection" plate he had placed in the bottom of our tub and our tub was melted. We have him on recording stating his name, that he was there under Old Republic Warranty contract, and that he was the one that caused the damage along with pictures of the damage. He told us that he had no idea who we needed to contact in his company as he didn't know any of the management's contact information. Sure, most jobs don't ever tell you who your supervisor is... believable. To our astonishment, the guy just left. No word on how to fix the damage he caused to our house, no word on who to contact, etc... JUST LEFT. Now, I understand that these are independent contractors and that Old Republic didn't cause the damage themselves, but I'm willing to bet a lot of the issues we've had are not new issues and that we are not the first to bring things like this up. The companies OR contracts out to are garbage... except for the one (as noted above)! I'd chalk this up to a one-off if it hadn't happened with ALL BUT ONE contractor that OR sent to our house. We called OR to find out what we could do and were told that secondary damage is not OR's problem, take it up with the contractor. I guess that I can understand that but what I don't understand is that when someone is paying you with their hard earned money, how OR can contract out to such garbage companies that just come in MULTIPLE TIMES for one repair and leave our houses in worse condition and just shrug and walk away without trying to assist it's customers with damage caused by a contractor that OR has vetted! This is absolutely absurd, completely unacceptable and OR needs to seriously consider revamping its Contractor Relations Unit. This means that Old Republic gets to pick garbage contractors and then WE, the customer paying a yearly fee, are left to deal with the garbage companies and their "repairs." Old Repbulic has no skin in the damage game, why should they care, right? I, honestly, cannot believe that I am even having to write such a preposterous complaint/statement. OR should be ashamed and frankly, at this point, I am glad to not renew and to give my money to a better company with better contractors. UPDATE: The contractor that just left our house turned out to be the OWNER OF THE COMPANY who apparently doesn't know who to contact in the company... *insert eye roll here* UPDATE 2: Weeks ago, we had another plumber come out and look at our water heater. He mentioned that it would have to be replaced and submitted pricing to Old Republic. He did not submit details of what was to be repaired, so Old Rebpulic said they couldn't approve it until he did that and that they'd reach out to him to find out what the repairs are for... they have yet to do that... this means that we have been WEEKS without a properly working water heater... yet again, absurb. ..View less

This is a terrible home warranty company. If I can rate less than one star, I would do so. I newly purchased a home in Norcross and did a home inspection before purchase. Then I rent it out to my tenant. After three weeks, my tenant told me that the HVAC didn't work properly unable to reach the coolness that it supposed to. As the seller provided me with hone warranty from Old Republic Home Protection, I called and they sent a mechanic just to turn the aircon off without doing any repair but charging me $100. They didn't do anything and even denied the claim rejecting to pay to buy spare parts to fix it giving an excuse that it could be damaged by some animal. My tenants don't have pets. And the inspection report shows that the HVAC was operating ok at the purchase. But Old Republic insisted that it might be some wild animals. That's ridiculous. My house is not in the wood but in a residential area with a big community of residents. They just tried to find excuses not to pay for the claims. If an insurance is not meant to solve the issues, I don't understand why buy it? Strongly suggest that home owners do not choose Old Republic as your home warranty company because you won't get covered but just pay. I decided to go with a company recommended by my friend and after diagnosis, they told me that the Zoning Board is working fine and detected the leak in the Copper Wire which needs to be fixed along with filing the coolant. I reopened the ticket by calling Old Republic Home Protection on 06/12/2020 as the Coolant and leaks are covered under the plan. But I did not hear from either ORHP or Service Provider since than despite calling them repeatedly. On 06/15 /2020 Monday, I called ORHP and after a long wait, a representative told me that the service provider cannot complete the service as per information in her system and no one else is assigned to my request. I am extremely frustrated and disappointed with Old Republic's service. Renewed my policy online for the 3rd year in a row and continued my Ultimate coverage plus AC. My original policy when I purchased the home included roof repair coverage. Upon renewing, I was never given an option to add or remove the roof coverage, so I assumed it was included. Come rainy season, my roof has a leak. "No problem," I think to myself, "my home warranty will cover it!" Oh how wrong I was. See, their online system is buggy, meaning it NEVER gave me the option to either select or deselect coverage for roof repairs. It made it seem as if it was rolled into my Ultimate protection. NOPE. They inform me that just because THEIR system didn't inform me of the coverage THEY provide, I am out of luck. But OF COURSE, they would be happy to add the coverage back on AFTER I get the roof repaired out of pocket. This is a very shady way of doing business. I’ve been using Old Republic for several years now. Apart from one provider who did not work out so well, although he did eventually get the job done, I have been impressed and very happy with Old Republic. This is especially true with the last problem I had which required some extensive work and Old Republic came through for me. I recommend them very highly. SR, Tucson, AZ

I was recommended by my realtor that the Old Republic is a good warranty. Guess what, they came out as the worst warranty company I ever used in my life. My HVAC evaporation coil went wrong. One of their department said if the coil is under warranty we will not pay for the coil but we will pay for the labor. When I submitted the charge they even the service is not covered!! They again brought up their not covered protocol saying is one thing in your HVAC system is under warranty, we will not pay for the damage in the other parts of the HVAC system since one is under warranty. So practically they will not cover anything in my house if at least one thing is under warranty. Stay away from these shysters at all costs. They are much more interested in finding reasons to deny your claim than they are in finding a way to help their customers. I had this company for years and they drop me without even telling me because I used the insurance and it just happened to be my whole air condition system went out And before that when there was very select few things that happened in my house over a few years they always sent out the cheapest most questionable repair people ever And when I finally called and asked them Why they drop me without telling me it’s because of how much it cost them but it’s not my fault that they sent out several different people for my air-conditioner because the other one couldn’t figure it out and then it ultimately went out After trying to cut costs and having them only fix the smallest things first even though these people probably knew that the air-conditioner was not gonna last much longer when they fixed it I was even told that they are told by them to fix the smallest things first ultimately if it last beyond their little 30 day thing and then it goes out you have to pay a whole new cost for them coming out again I was told that they put Band-Aids on stuff because that’s what they tell them to do anybody that’s going to instruct putting Band-Aids on things they fix shouldn’t be selling home warranties And the most ignorant thing is is to drop a on time paying customer of years after your fix the most expensive thing in their house I don’t care when you pay all this money and they don’t fix things for a whole year that’s fine but heaven for bid you use it and it cost them more money because of their stupidity and their inability to send a qualified technician out ..View less

Had to use an independent contractor since I had no heat in freezing temps and they couldn’t get anyone out for over 24 hours. My bill was $465 less $100 deductible. They reimbursed $157. Don’t waste your money.

We purchased our home about 10 months ago. Since then we have had 3 problems turned in. The first was a valve that automatically fills the pool had failed. Tech was here 10 minutes and Service call was $75 to find out it's NOT COVERED! Replaced it myself.
